Therefore, any listing address you see starting with a "9" or "10" is to a unit available for full time living or vacation use only. No nightly rentals allowed in these two buildings. All other building address numbers are to Branson Landing condotels, which are restricted to 21-day owner use with the remainder of the year allocated to nightly rental.

I noticed most all the interiors of the Branson Landing Boardwalk condos to be the same. If an owner wants to renovate the interiors, does the COA have to approve and/or supply vendors.

Unlike the units at the Promenade, owners of the Boardwalk condos at Branson Landing can choose vendors to work with and don't need to get approval from the condo association. Owners are not allowed to do any alterations to the outside of units, such as decks and balconies, without permission of the association.

Total rental nights per year varies. The property's location, size, view, amenities, and pricing, play key differences in appeal and booking. Plus, the national economy and weather may impact demand as well. Some years are better than others! Leased nights can go as low as only a few weeks, while other units may be booked out full year. Real estate taxes and HOA dues are calculated by size of property, which are stated for each listing on this website. For the condotels, the property rental manager is responsible for paying utilities. None of the Branson Landing properties are timeshare. They are all individually owned and deeded.

The Boardwalk (Towers 9 & 10) are under a different set of restrictions than The Promenade units. It's likely the Boardwalk HOA will allow for two dogs of smaller size. We advise buyers make it a contract contingency that any special needs are approved of before purchase. Within the next 30-days, we have two more Branson Landing condo owners that will be listing their units with us in both buildings of interest. Stay tuned!

Hi Mike. In order to keep rates and service consistent, Branson Landing owners are restricted from leasing out their condo on their own. Therefore, all property owners must go through the Hilton Promenade Rental Program for leasing services. The balance of the net room revenue is split 50/50 between the participating unit owner and rental operator.

Yes, if you properly reserve your Unit through the reservation system and follow all operation procedures and requirements, participating Unit owners will receive credit that will allow them to receive hotel services free for (21) days, per year. Parking fees would also be provided for free same (21) days per year.

Please note there is an exit cleaning fee after personal use. Daily room cleaning is available upon request for a fee. After (21) day personal use, owners may lease back their unit at the normal rate.
