Does the condo association clean the windows on all the buildings?

Charlie Gerken, Realtor - 5 days, 6 hours ago

All interior and exterior window washing is the responsibility of the unit owner.

Ginger Hutzelmann - 1 week, 1 day ago

Do all these condos have a COA fee or just some of them?

Charlie Gerken, Realtor - 1 week, 1 day ago

All Pointe Royale condos have Condo Owner Association fees. These fees cover administrative and operating costs, including capital improvements, building and liability insurance, exterior maintenance and repairs, landscaping, sewer equipment, and general repairs. COA fees are based on the square footage of each unit, including that unit’s limited common elements, such as decks. The 2024 annual fees are currently $2.08 per square foot and can be paid monthly.

Landon Thomas - on 02/06/24

Why do COA fees vary? I keep seeing different numbers.

Charlie Gerken, Realtor - on 02/06/24

All Pointe Royale condominiums have condo owner association (COA) dues. This fee covers all community amenities on site, including an outdoor swimming pool, clubhouse, and fitness gym. It also includes building insurance, upkeep of exteriors and common areas, landscaping services, snow removal, and trash disposal.

The variation in COA fees may arise from factors like the size of the unit, its age, and specific maintenance requirements. In our contractual agreements, we incorporate a clause that allows buyers to conduct thorough due diligence on the condo owners association. This process is critical to ensure that the fees are accurately represented and comprehensively detailed, adhering to our policy of 'trust but verify' to protect the interests of our clients.

When are owner membership meetings held?

Charlie Gerken, Realtor - on 01/28/24

The Annual Meetings of the Association are held during November of each year.

Nancy Epstein - on 12/22/23

Is the gate closed during the day or left open?

Charlie Gerken, Realtor - on 12/22/23

The front entry gate is closed at all times. You must have an access pass to enter.

We recently stated in a condo on Wimberton..the exterior of the building was on desperate need of cleaning/painting and the screened in balcony was smelly and dried leafs everywhere...I sweep the front door area and front balcony..who should have taken care of this..we have stayed in several properties and they have always been spotless..tks

Charlie Gerken, Realtor - on 08/10/23

That's disappointing to hear. In such situations, the responsibility for addressing these concerns can vary depending on the specific arrangements and agreements made between you and the property management or owner. However, here are some general guidelines on who might be responsible for the different issues you mentioned:

1. Exterior Cleaning & Painting: The responsibility for cleaning and painting the exterior of the building typically falls on the property management or the condominium association. They are in charge of maintaining the common areas and the overall appearance of the building. If you noticed that the building's exterior was in poor condition, it would likely be within their responsibility to address these maintenance needs.

2. Screened Balcony: The responsibility for the maintenance and cleanliness of the screened-in balcony might also lie with the property management or the owner. They should ensure that the balcony is well-maintained and clean between guest stays.

3. General Cleanliness: The primary responsibility for maintaining a spotless and clean environment rests with the property management or owner. It's reasonable to expect that the property should be clean and well-maintained upon your arrival.

Ultimately, whether it's the responsibility of the property owner or the management company, the goal is to ensure that guests have a comfortable and pleasant stay, free from cleanliness and maintenance concerns.

Why do some PR condos have two fees but others do not?

Charlie Gerken, Realtor - on 03/26/23

All Pointe Royale properties have homeowner association (HOA) dues. This fee covers all community amenities on site, e.g., indoor and outdoor swimming pools, clubhouse, fitness gym, common area maintenance, etc. Regardless of if you own a condo, home, or vacant lot, you pay this fee.

In addition, condos and some duplexes have condo owner association (COA) dues. Depending on which type of property, this fee may cover additional amenities, like yard service, landscape, exterior maintenance, insurance, etc.

Please note this website links to the Multiple Listing Service (MLS) which allows you to look at all listings on one website. The MLS is a database that consists of thousands of Realtor listings. Unfortunately, not all information is deemed reliable or guaranteed. Therefore, it’s best to trust but verify through the association that the information presented to you is correct. That’s why we make it a contingency in the contract reserving buyer the right to due diligence on the homeowners association.

Dena - on 03/25/23

Sir could you please connect me with information on long term lease property in Pointe Royale

Charlie Gerken, Realtor - on 03/25/23

You'll need to connect with an owner who is willing to lease out long term or check with a local property manager to see if they have any Pointe Royale condos available for long term lease. Our office does not service any residential leasing, just sales.

Beth Maloney - on 02/09/23

Can you recommend property managers for owners who wish to do nightly rentals?

Charlie Gerken, Realtor - on 02/09/23

Pointe Royale offers rental management. In addition, we have a growing list of local property managers who specialize in short-term vacation rental. I'll email you their contact information.

Linda Hoffman - on 12/01/22

what are the pet restrictions at Pointe Royale subdivision in Branson?

Charlie Gerken, Realtor - on 12/01/22

There are two dog parks available, so this location is considered pet friendly. According to Ponte Royale condo restrictions: No cats, dogs or other animals or birds or reptiles (hereinafter for brevity termed “animals”) shall be kept, maintained or harbored on any part of the Condominium Property and Unit except that each Unit Owner is entitled to keep as house pets up to two (2) in number of the above-named animals, provided that such house pets are kept inside the Condominium Unit and if outside the same shall at all times be under leash. If any of the above-named animals as pets become obnoxious to other Owners, the Owner or person having control of the animal shall be given a written notice and will be required to remove the animal from the Project and Unit.

B. Jensen - on 10/18/22

Are financial statements available for the condos doing nightly rental?

Charlie Gerken - on 10/18/22

Yes, most vacation rental properties listed on this website have lease financials available. Anytime we list an income producing property, we encourage the owner to provide us their lease financials to share with prospective buyers. Please let me know if you see any Pointe Royale condos listed for sale of interest and we'll track down financials and email them your way for review. You may be surprised by how much income some of these short-term rental properties generate!

Gary Butler - on 09/08/22

Does the golf course stay open all year long?

Yes, Pointe Royale golf course is open year-round. Many of our winter months still include great days to play!

Ben - on 07/24/22

Can you self manage when renting it out, or does Pointe Royale require a specific management company be used?

Charlie Gerken - on 07/24/22

Open management! Pointe Royale condo owners may lease out their unit short-term or longer, by themselves, through on site rental services, or third party property manager. In addition, resort amenities are available to all including an indoor swimming pool, which offers distinct advantage during the winter rental season. One of the first in Branson gated communities, Pointe Royale continues to be an exciting location for vacation rental property buyers.

Daisy Ayala - on 01/31/22

Do condo owners have to pay COA and HOA fees?... I'm hearing different things. Thx

Charlie Gerken - on 01/31/22

Branson Pointe Royale condos have both COA and HOA fees. COA fee covers building insurance, building and common area maintenance, trash pickup, and snow removal. HOA fee covers access to amenities on site, such as swimming pools, tennis courts, clubhouse, playgrounds, fitness gym, and security service.

Cyndi Manners - on 08/06/23

Just stayed at the condos. The floor was filthy upon arrival. The pool also dirty as hell and the employees had no sense of urgency to help us . They told us there were towels do n at main pool or clubhouse and neither were true.

Jeremy Roberts - on 07/15/21

Do HOA fees include use of the golf course?

Charlie Gerken - on 07/15/21

HOA fees go towards maintenance of the course. Owners pay a discounted fee to play golf.

Cadillac jack - on 04/16/22

There is a golf assessment fee as well
