The owner of Unit 2 in Building 2 uses this waterfront condo as a primary residence. A new owner may place it on short-term rental if so desired. I'll email you rental projections and more information on the property.

Does Briarwood have a boat launch? We have a tritoon.

No boat launch at Briarwood On Lake Taneycomo. However, there is a public boat launch near downtown Branson Landing just around the bend.

What happened to 1-8?

Unit 8 in Building 1 closed last week. Buyer closed early to meet 1031 tax exchange requirements. All new condos will be closed out within next 60 days. It's an exciting time for Briarwood. Phase 2 is almost complete!

My family is coming for spring break in 2 weeks. Will any new condos be available for lease?

Almost! New Briarwood condos should be ready for lease by mid April 2023.

No restrictions on rental management. Owners at Briarwood On Lake Taneycomo may self-manage their property or choose any rental management service they prefer. Let freedom ring!

Is there a rental desk or just Air BnB? What is the investor concentration?

No rental desk on site. Owners may lease their property on their own or through a property management company. In total, there are (7) lodge owners and (24) condo owners. At least 60% of Briarwood property owners offer short-term vacation rental of their property.

Yes, that property sold early last month. It was on the market only 11 days. The real estate market is hot for Briarwood on Lake Taneycomo!

Is everything at Briarwood sold? Are any of the lodges available to purchase?

All Briarwood lodges are sold. My wife and I bought two of them! The new condos are scheduled to be completed March 2023. As of now, all units are currently under contract, but I’ll add you to the list to be notified of any opportunities that may come available.

Anytime we list an income producing property at Briarwood on Lake Taneycomo, we encourage the owner to provide us their financials to share with prospective buyers. Do any of the owners use their place as a vrbo when they are not in residence?

Yes, several owners are currently leasing their Briarwood On Lake Taneycomo properties out as short-term rental. My wife and I also recently purchased (2) 5-bedroom lakefront lodges in this location to short-term lease all year. It's a great location!

How does the dock work? Can you purchase a boat slip or are they for lease only?

The boat dock belongs to the developer who leases slips to condo owners. Be sure to keep watch of this location! Some exciting new plans are in store for Briarwood Condos on Lake Taneycomo. We hope to see Phase 2 start soon, which will offer new condos and lakefront lodges available to purchase come early 2022.
