Are the gates closed during the day or left open?

The Emerald Pointe front entry gates are closed at all times. You must have an access code to enter.

What are the guidelines for the size of home someone could build on land in Emerald Pointe?

Homes should have at least 1,800 square feet of living space on the main floor, excluding open porches or garages.

Would a small greenhouse garden be permitted in this neighborhood?

Any exterior structure, such as a greenhouse, must be approved by the Emerald Pointe Architectural Committee.

Is flood insurance required at Emerald Pointe? We're not familiar with type of thing.

Flood insurance is not required in Emerald Pointe.

Is there a map somewhere that has the lot #'s listed? A while back someone bought a lot in Phase 7, but they don't have a street number for it.

I meant to say I was considering purchasing a property very close to that lot.

We have Emerald Pointe plat maps available on file for each phase. I emailed you Phase VII which identifies all lot number locations. For current Emerald Point listings on this website, click the "Map Property" button, then "Satellite" tab in top-left corner to see exact location of property, proximity to Table Rock Lake, subdivision amenities, etc.

Are the tennis courts open year round?

Yes, assuming good weather. Tennis court is located behind Emerald Pointe main clubhouse and outdoor swimming pool.

Are boat slips available with a home purchase at Emerald Pointe in Hollister?

Boat slips are limited. Most Emerald Pointe homes for sale do not come with boat slips. Fortunately, there is a dry dock storage marina on site available for those without boat slips. I'll email you more more information on what's currently available.

Does Emerald Pointe still offer boat storage in the winter? Is that included in homeowners fees?

Yes, Emerald Pointe in Hollister has access to Branson Bay Marina, located within the gated community. Dry dock storage is not included in homeowner association dues. You must go through the marina direct for leasing availalibty.

What is the nightly rental policy on Emerald Pointe single family homes?

Emerald Pointe neighborhood restrictions strictly prohibit single family homeowners from short-term vacation rental. Fortunately, several of the Emerald Pointe condominium locations allow for nightly rental use if that's of interest to you.
