All Lakewood Estates properties have condo owner association (COA) dues. This fee covers all community amenities on site including an outdoor swimming pool, clubhouse, and fitness gym, plus the fee includes building insurance, upkeep of exteriors and common areas, landscaping services, snow removal, and trash disposal.

The variation in COA fees may arise from factors like the size of the unit, its age, and specific requirements such as flood insurance. In our contractual agreements, we incorporate a clause that allows buyers to conduct thorough due diligence on the condo owners association. This process is critical to ensure that the fees are accurately represented and comprehensively detailed, adhering to our policy of 'trust but verify' to protect the interests of our clients.

According to Lakewood Estates covenants and restrictions, no reptiles, rabbits, livestock, fowl, or poultry of any kind shall be kept, raised, or bred in any portion of the property, except (1) dog, cat, bird, or other household animal, may be kept as a pet in the condominium unit. There shall be no structure maintained for any such animal outside the condominium unit at any time.
