How would it work if an appraisal comes in different than the sale price?

If an appraisal is lower than a contract price, it can impact how much a lender will allow to finance a mortgage. If an appraisal contingency is negotiated upfront, a buyer may have options to renegotiate.

Hi Mr Gerken, are there any developments near Branson or going North to Springfield, that are exclusively for tiny homes? I'm aware these exist in other States, ie Texas. Can you tell me what the average construction costs are per SqFt today? Thanks!

While there are some areas in Missouri where tiny homes are becoming more popular, there aren't many developments near Branson or on the way to Springfield that are exclusively for tiny homes. However, there are some communities and areas with flexible zoning that allow for them. We have a dedicated page on this website that includes available listings of tiny homes for sale. As for construction costs, the average cost per square foot for tiny homes today can vary quite a bit depending on materials used, level of customization, and whether you're building on-site or purchasing a pre-built model. You could be looking at anywhere from $125 to $250 per square foot.

Depends! Lot excavation and finish selections can throw the averages way off. As of today, brand new construction homes average $180 a square foot, whereas a comparable existing home is $145 a square foot.
