There are approximately 40 homesites at Summer Bay Lodges.

In the progress videos on the website it shows boat slips. Do guests have access to these boat slips and if so, can they leave boats there overnight?

Summer Bay does not have access to any boat slips. Public lake access and boat launch are just a few minutes down the road. The surrounding community boat docks belong to other associations. Summer Bay homeowners can purchase a third-party boat slip in the area or lease a slip at one of the many public marinas on Table Rock Lake.

Is it possible to buy a nightly rental investment property with a small business loan?

1) There are no restrictions against renters/guests utilizing community amenities.
2) Summer Bay Lodge is still under construction, so the lake trail still needs to be completed. It's estimated to be 15 minute walk.

May owners and guests use a barbeque grill outside?

Per the written restrictions, the placement and use of grills on patios and decks may be permitted by the Association Board, on a case by case basis.

Are pets allowed at Summer Bay?

According to Summer Bay covenants and restrictions, each household may have up to (2) generally recognized household pets up to 25lbs each or (1) pet up to 40lbs.

Where is exact location?

Summer Bay Lodges is located off Lenhart Lane in Branson, next to Majestic At Table Rock Lake condos, and the new Chateau Mountain development off Highway 265. As of today, all Summer Bay Lodges are sold or currently under contract.

Can the owners of the lodges at Summer Bay manage their own nightly rental or do they have to use a specific service?

No restrictions on rental management. Branson Summer Bay homeowners may self-manage their property or choose any rental management service they prefer. Let freedom ring!
