Rocky Shore Lodges fall under the category of single-family homes. As of today, the homeowners association (HOA) dues are calculated at a rate of $1.15 per square foot annually. HOA dues vary based on the specific floorplan of each residence.

These are horrible..the are all on top of one another! They all look exactly alike and getting to these is a mess! The road is narrow and not well maintained. You have to drive through a mobile home park, dodge golf carts and there is NO LAKE ACCESS!! Too much money unless you cold access through Emerald Pointe.

They look alike because they are condos built as a vacation rental community. It sounds like that's not what you want, but that doesn't make them horrible. There will be lake access and there will be access through emerald pointe.

The Emerald Pointe Board of Directors has decided to deny Rocky Shores Lodge access through Emerald Pointe for the foreseeable future.

Investors need to see this complex first hand to understand it's shortcomings before they invest any money. They've been described as horrible and once you see them you will agree. These black units are depressing, looking more like cages placed next to each other, it's not a luxury lodge complex. No landscaping yet, but because the common area land is minimal, basically non existant because the lodges are packed so tightly together, it will be surprising if there will be room for plants. A large percentage of the complex overlooks a huge metal storage unit complex, not shown in the photos, which will undoubtly have lights on all night. As previously mentioned the access road off the 65 interstate is exactly as Susan described and renters driving in at night will be challenged because it is windy narrow road making it hard to navigate in the dark. If the buyer understands all of this and still wants to invest they should study property rates in the area to understand how overpriced they are.

Sometimes new developments looks rough. It's always best to visit a location to ensure it meets your needs and expectations. We’ll see how this one turns out.
