Yes, Branson Landing is located downtown alongside Lake Taneycomo and spans over 95 acres.

I understand that the Hilton rental units are undergoing a PIP this year. Could you explain how that process works and what happens to the current furnishings?

A Property Improvement Plan (PIP) is typically required every 7-10 years to revitalize the property and boost occupancy and rental rates. Since the Branson Landing Hilton opened in February 2007, the property is now 17 years old, making it time for a mandated PIP to meet Hilton's brand standards.

Under the rental management agreement, the owner must pay the manager a deposit equal to 50% of the total costs within 10 days after receiving the notice. The remaining balance is due within 5 days after the work is completed and an itemized bill is received. To ease the financial burden, owners can use funds from their unit's reserve amount to help cover the PIP costs.

The current room furnishings belong to the owner, who may keep any of these items. If not picked up within the availability timeframe, they will be disposed of.

Is Branson Landing smokefree?

Smoking is restricted in many community areas, including common spaces such as lobbies, hallways, elevators, and stairwells. However, it is permitted on condo owners' balconies and patios. To ensure a clean and healthy environment, designated smoking zones are provided away from common areas and entrances.

I'm looking up at the decks and I don't see any grills. Are they allowed?

Only electric grills are permitted. The use of gas, propane, or charcoal grills is prohibited.

The Promenade at Branson Landing features 243 rental units. The 12-story glass tower adjacent to the convention center offers an additional 293 units.

Do all these condos have a view of the fountain show?

Only a limited number of residences boast views of the fountain show. The $7.5 million water and fire show at Branson Landing was designed by Wet Design, the company behind the iconic fountains at the Bellagio in Las Vegas. The Landing fountain show is one of the few in the world with synchronized fire, water, light, and music. I'll email you a link to current units for sale with a full view of the display.

Each unit at the Boardwalk comes with a deeded parking garage space. For owners requiring extra parking, monthly passes are available for purchase to access the Hilton Promenade parking garage. Additionally, there is a public parking garage located on Branson Landing Blvd. Owners also have the option to join a shared parking group email list for additional opportunities.

Are there EV chargers in the garage or plans to add (or allow owners to add) them in the future?

A recent survey conducted by the condo association's EV committee revealed that the current residents have yet to have an immediate need for charging stations in the parking garage. However, this topic remains under ongoing discussion. In the meantime, owners can plug into EV chargers at each end of the Branson Landing, near Belk and Bass Pro.

Units bearing addresses that begin with the number 2, such as 2504 A, are located in the South Tower, whereas units starting with a 3, like 3028 B, are found in the North Tower.

Are any of the units available to rent on a yearly basis?

The short-term rental units managed by Hilton at The Promenade are restricted from long-term rental use. The units located at The Boardwalk allow for long-term leasing, with rental agreements extending six months or longer.

Who was the architect of the Landing tower on Sycamore Street?

Crawford Architects in Kansas City was responsible for urban design, design of the residential units, parking garages, public spaces, convention center hotel, boutique hotel, and shared design responsibilities for the convention center and retail components.

Does Hilton receive any proceeds from the sale of these condos?

Hilton has no involvement or connection with the sale or purchase of any Branson Landing condos. They do not receive funds from the sale nor do they participate or endorse the purchase of any unit.

Possibly. The COA reviews requests for additional pets on a case-by-case basis. For any requests outside restricted use, we encourage buyers to contact the COA directly for approval and/or make it a contingency in the contract offer when purchasing a Branson Landing condo.

does every condo at the Branson Landing come with its own parking space?

The Boardwalk condos (Towers 9 & 10) have a minimum of one assigned parking spot in garage, although some units have two deeded spaces. The Promenade condos have access to a different parking garage, but no assigned spaces.

All other building address numbers are to Branson Landing condotels, which are restricted to 21-day owner use with the remainder of the year allocated to nightly rental.

hello....i have looked for hoa prices....per sq ft...cannot find i am look at 2 around 1446 sq ft what would HOA for that size be?

Branson Landing condo owner association dues are listed underneath the property photos of each listing page of this website. The COA dues for the unit of 1,446 square feet is currently $419 a month.

I noticed most all the interiors of the Branson Landing Boardwalk condos to be the same. If an owner wants to renovate the interiors, does the COA have to approve and/or supply vendors.

Unlike the units at the Promenade, owners of the Boardwalk condos at Branson Landing can choose vendors to work with and don't need to get approval from the condo association. Owners are not allowed to do any alterations to the outside of units, such as decks and balconies, without permission of the association.

If I purchase, how many days per year, on average, can I expect to have my unit rented?

Total rental nights per year varies. The property's location, size, view, amenities, and pricing, play key differences in appeal and booking. Plus, the national economy and weather may impact demand as well. Some years are better than others! Leased nights can go as low as only a few weeks, while other units may be booked out full year. Real estate taxes and HOA dues are calculated by size of property, which are stated for each listing on this website. For the condotels, the property rental manager is responsible for paying utilities. None of the Branson Landing properties are timeshare. They are all individually owned and deeded.

Looking for a weekend condo for friends and family. Are pets welcome for residents?

I see you said later down only 1 dog in Branson Landing. Do you know how strict they are on having only 1? We have 2 French Bulldogs and are very interested in the 9000 or 10000 buildings

The Boardwalk (Towers 9 & 10) are under a different set of restrictions than The Promenade units. It's likely the Boardwalk HOA will allow for two dogs of smaller size. We advise buyers make it a contract contingency that any special needs are approved of before purchase. Within the next 30-days, we have two more Branson Landing condo owners that will be listing their units with us in both buildings of interest. Stay tuned!

Yes, household pets are allowed at The Branson Landing upon written consent from the condo owner association. There are city parks alongside the lake at both ends of the development offering plenty of greenspace for pets to play and burn off energy.

I'm looking for a condo where the younger people might be. Are these condos near the action?

Branson Landing offers lots of great shopping, dining and entertainment. You'll find plenty of things to do, plus lots of great community amenities including indoor and outdoor swimming pools, fitness center and local park to meet plenty of new people.

Do I have to use Hilton to lease out my condo for nightly rental or can I do so on my own?

Hi Mike. In order to keep rates and service consistent, Branson Landing owners are restricted from leasing out their condo on their own. Therefore, all property owners must go through the Hilton Promenade Rental Program for leasing services. The balance of the net room revenue is split 50/50 between the participating unit owner and rental operator.

Yes, according to Branson Landing rules and restrictions, no more than (1) common house pet weighing less than (30) pounds is permitted.

I understand the owner can occupy the rental for 21 days per year ( is that free to owner)? Also can owner rent the unit at other times of the year at the normal rate?

Yes, if you properly reserve your Unit through the reservation system and follow all operation procedures and requirements, participating Unit owners will receive credit that will allow them to receive hotel services free for (21) days, per year. Parking fees would also be provided for free same (21) days per year.

Please note there is an exit cleaning fee after personal use. Daily room cleaning is available upon request for a fee. After (21) day personal use, owners may lease back their unit at the normal rate.
