A Property Improvement Plan (PIP) is typically required every 7-10 years to revitalize the property and boost occupancy and rental rates. Since the Branson Landing Hilton opened in February 2007, the property is now 17 years old, making it time for a mandated PIP to meet Hilton's brand standards.

Under the rental management agreement, the owner must pay the manager a deposit equal to 50% of the total costs within 10 days after receiving the notice. The remaining balance is due within 5 days after the work is completed and an itemized bill is received. To ease the financial burden, owners can use funds from their unit's reserve amount to help cover the PIP costs.

The current room furnishings belong to the owner, who may keep any of these items. If not picked up within the availability timeframe, they will be disposed of.

Total rental nights per year varies. The property's location, size, view, amenities, and pricing, play key differences in appeal and booking. For the condotels, the property rental manager is responsible for paying utilities. None of the Branson Landing properties are timeshare. They are all individually owned and deeded.

We advise buyers make it a contract contingency that any special needs are approved of before purchase. Hi Mike. In order to keep rates and service consistent, Branson Landing owners are restricted from leasing out their condo on their own. Therefore, all property owners must go through the Hilton Promenade Rental Program for leasing services. The balance of the net room revenue is split 50/50 between the participating unit owner and rental operator.

Yes, if you properly reserve your Unit through the reservation system and follow all operation procedures and requirements, participating Unit owners will receive credit that will allow them to receive hotel services free for (21) days, per year. Parking fees would also be provided for free same (21) days per year.

Please note there is an exit cleaning fee after personal use. Daily room cleaning is available upon request for a fee. After (21) day personal use, owners may lease back their unit at the normal rate.
